At times, damage can occur during a home inspection. While this is not something any home inspector wants to happen, the question arises: is it always the home inspectors’ fault? Are they responsible for the damage? Let’s think about the reasons why this may not always be the case.
We should point out that we are not talking about random household objects such as lamps and mirrors that are accidentally broken. We are talking about damage that might happen as the direct result of the home inspection itself. To illustrate, imagine the home inspector is accessing an area that is not normally used such as the boiler or an electrical panel and whilst checking it, a part of it breaks. Is it right to conclude that the breakage is due to the inspector’s clumsiness? Its good to ask if this damage would have occurred regardless of who touched it. Think too about what a home inspector is there to do, look for any issues with the home, so could they just be performing a thorough job by finding these kinds of problems?
A home inspectors’ job is to thoroughly check over a home and see what kind of condition its in so that the potential new owner does not get any unwanted surprises. Looking at it from this perspective, then, we can see that before we automatically blame the home inspector for doing a bad job, it might be the opposite. In fact, they may have saved someone else from accident or even injury.
