If you have been looking at houses to buy, you may well have come across some that have a history of fire damage.  While the property may appear to be in good shape now, you may still wonder if it is a wise investment. 

A fire damaged home does not necessarily mean it’s a bad option but its important to find out the condition of the property.  For example, you would want to know what kind of damage was caused by the fire and how quickly it was cleaned up. 

Fire can leave behind toxic substances that are not visible, however, it’s not just the fire itself that causes an unhealthy environment and much of the time the worst damage does not come from the fire itself.  Even if a fire was relatively small and easily contained, the entire home may have sustained a lot of smoke damage.  This too, if not cleaned up properly, can lead to a very hazardous environment. 

Naturally, when a fire breaks out, it has to be put out quickly.  This often involves large amounts of water which will also leave behind a great deal of damage.  Again, if not treated immediately and properly, water damage can cause problems such as mold that can affect the home for a long time.

Before deciding whether to purchase a home previously damaged by fire, make sure you have a thorough inspection performed on it by an experienced, qualified home inspector.
