To put it simply, a property report provides information about a particular property.  Why is this important? If you are having a home built, you will want to know as much information as possible about the development you are building on and what you can expect when the home is finished.  What kind of information is contained in the property report?  Here is an example of some of the things this report should contain:

 

Firstly, it should provide you with information about what kinds of amenities you will enjoy when the development is finished.  It should also let you know how far local communities are as well as the location of recreational facilities etc.

 

It should tell you things like what you can expect to pay for utilities both present and future.  You would also find out about the availability for water and sewer services.

 

It should supply you with a list of any problems that come with the lot that would cause problems with construction, for example, are there problems with the soil?

 

The property report should also contain information about liens or pre-existing mortgages that might be on the property you are thinking about buying.  It should also tell you when you will receive the title for the property.

 

This is just a sample of the items you should expect to find in a property report, however, be aware that if the property report is prepared by the developer, you will want to make sure you study it well before signing any contract to make sure you get exactly what you have been promised.
