You will, no doubt, be aware that when you find the home you wish to purchase a home inspection should be carried out to make sure all is as it should be. But, what if problems are found, what then?
The home inspectors’ findings will be listed on a report and will note any defects or issues found with the property. There are some problems that, although they are listed as defects, are not too difficult or costly to fix such as faulty smoke and carbon monoxide detectors or even some loose shingles on the roof. Then there are problems which are a lot more serious like structural damage, mold or wood rot for example. These types of issues would take a lot to remedy and be very expensive. In certain cases, it may make you rethink the purchase of the home. These few examples, however, highlight the vital role the home inspection plays.
Very often the home inspector is also a licensed contractor. How appropriate would it be to have the home inspector who performs the inspection carry out any of the repair work they find? As anyone who abides by InterNACHI’s Code of Ethics knows, this is not a good idea as it may look like they were purposely looking for problems with the home, just so they could be hired to repair it. This would then call into question the accuracy of the report. To find the right home inspector, make sure they are InterNACHI certified which will guarantee you a thorough and honest report.
